Project consisted of developing the southeast corner of Horse-block Rd & Rt 112 with a new Dairy Queen Restaurant with Drive Thru.The property currently has a Walgreen’s Pharmacy on the parcel and presents permitting challenges having various tax lots, parcel zones, and property owners.The building and sanitary sys-tem must be located entirely on the J-5 zoned portion of the de-velopment and variances from the Town Zoning Board of Appeals were required to develop the project.Further, NYS DOT is plan-ning future road improvements along Route 112, requiring the development to provide a wide front yard. Our work consisted of site grading and drainage design, onsite sanitary disposal system design, site lighting and landscape design, as well as coordination with Walgreen’s, project team consultants, and the Dairy Queen Franchisee.We attended civic meetings, Town Zoning Board and Town Planning Board Hearings, and also worked with the corpo-rate Dairy Queen office for project approval, design and layout approval.
